The compliance checklist


Before a property can be advertised, these must be in place. We check them with you at the first visit and track the dates from then on.

  • Gas safety certificate – renewed annually
  • Electrical installation condition report – every five years
  • Smoke alarms on every storey; CO alarms where a solid fuel appliance is present
  • Energy performance certificate – rating of at least E
  • Deposit lodged with a government-approved scheme within 30 days
  • Prescribed information issued to the tenant
  • Right-to-rent checks completed before the tenancy starts

From first call to keys handed over.

Visit and photography

Within three working days; honest photographs, an honest description.

Marketing and viewings

Live the same week; viewings arranged around your applicants.

Referencing to keys

Referencing, agreement, deposit lodged within 30 days, keys on the agreed date.

What management does not cover


Major works, structural repairs and legal action are instructed and paid for separately. We will tell you when a problem is outside the scope rather than quietly absorb it into a management fee.
