How to use this page
The fourteen answers are grouped: availability and viewings first, then money and paperwork, then living in the property and moving on. Each opens on click – nothing is hidden behind a registration.

Availability and viewings
Which properties do you have available right now?
It changes weekly. Send us the property type, the area and your monthly budget and we will tell you what is on the books today, and contact you when something new matches.
How are your fees calculated?
Landlord fees depend on the service line – tenant find, tenant find with referencing, or full management. Tenant charges are limited by law to the permitted payments listed on the pricing page. Both are confirmed in writing before you commit.
Can I arrange a viewing?
Yes. Tell us which property and give us two or three time slots. We confirm within one working day, and viewings are usually accompanied so that your questions are answered on the spot.
How do landlords work with you?
You send us the property details and the compliance certificates. We visit, photograph and market the property, reference the applicants, prepare the agreement and lodge the deposit. You choose how much of that you want us to do.
What do tenants need to prepare?
Photo identification, proof of address, and evidence of income for the last three months. Previous landlord details if you have rented before. Guarantor details if your income does not meet the affordability threshold.
Money and paperwork
How is my deposit protected?
It is lodged with a government-approved scheme – TDS, DPS or mydeposits – within 30 days of receipt, and you are given the prescribed information and the scheme’s dispute procedure.
Can I rent for a short period?
Sometimes. It depends on the landlord and the type of agreement suited to the property. Tell us the dates you need at the enquiry stage and we will tell you honestly whether a short let is possible.
Do I need a guarantor?
Only if your income does not meet our affordability assessment, or if you have no UK rental history. A guarantor is usually a UK-based homeowner who agrees to cover the rent if you do not pay.
How do I get started?
For tenants, send an enquiry on a property and we take it from there. For landlords, send the address and the compliance documents and we will arrange a visit and a rental valuation.

One rule behind all fourteen answers
If it matters, it goes in writing – the fee, the date, the notice, the deposit. Most disputes in lettings start where a conversation was never written down.
Living in the property, and moving on
What happens if a repair is needed?
Report it in writing to the office. Managed properties are handled through our contractor list and you are told what is being arranged. If you are not on a management instruction, we pass the report to your landlord the same day.
Can I keep a pet?
Ask before you apply rather than after. Consent is the landlord’s to give, and where it is given the terms are written into the agreement so there is no argument later.
What happens at the end of the tenancy?
We confirm the notice date in writing, arrange the checkout, produce the comparison against the inventory, and release the deposit through the scheme.
Do you handle properties outside West London?
Usually no. Our coverage is West London and the bordering boroughs. Ask us anyway – if a property is outside the area we will say so rather than take an instruction we cannot service.
