Fees depend on what you ask us to do. The figures below are the starting points for each line of work; anything outside the standard scope is quoted separately and confirmed with you in writing first.

Charges in law, not in our mood


Tenant charges are not a matter of preference. The Tenant Fees Act 2019 fixes what may be charged, and everything outside that list is unenforceable – we apply the same rule to ourselves that we would expect from anyone else.

Tenant-facing charges


Tenant charges are limited to the permitted payments under the Tenant Fees Act 2019.

Holding deposit One week’s rent Capped by law, and offset against the first rent payment.
Tenancy deposit Five weeks’ rent Where the annual rent is below £50,000; lodged with a government-approved scheme.
Lost key or security device Reasonable cost of replacement Evidenced – we show you the invoice.
Tenancy variation at your request £50 For a change you ask for, such as a name change on the agreement.
Early termination at your request Landlord’s reasonable re-letting cost Capped as set out in your tenancy agreement.

What is never charged


We do not charge tenants for applying, for referencing, for viewing, for an inventory, or for a check-out. These are not permitted charges and will not appear on a statement from us.

VAT and statements


All fees shown are exclusive of VAT unless stated otherwise. Every landlord receives a written statement setting out what has been charged. If a figure on a statement looks wrong, tell us within 14 days and we will reconcile it.

How the deposit is held


Deposits are held only in government-approved schemes, with the prescribed information issued to the tenant – never in our own account. You are told which scheme holds the deposit, and how to reach its free dispute service, within 30 days of the money arriving.

In writing, before you instruct


Whatever line of work you take, the fee, the scope and the sequence arrive in writing first. If a figure ever appears on an invoice that was not in that document, tell us – the 14-day reconciliation exists for exactly that.
