What we need from you before we start


If any of these are missing, we will tell you what to arrange rather than start the advert and fix it later.

  • The address and the number of bedrooms
  • The rent you want, and whether it includes any bills
  • The date the property is available
  • Whether the property is furnished
  • The gas safety certificate, the electrical installation condition report and the energy performance certificate
  • Confirmation that you have the right to let the property

Our advertising standard


We write the description, take the photographs and set the rent band. Descriptions state the room count, the floor, the heating type, the furnishing level and the length of term on offer. Photographs are taken in daylight with the property tidied, and we do not use a wide-angle lens to make a room look larger than it is – a tenant who feels misled at the viewing will not sign.

Referencing we carry out


We tell applicants what will be checked before they submit documents.

  • Identity and right-to-rent check
  • Employment and income verification
  • Previous landlord reference where the applicant has rented before
  • Affordability assessment against the rent
  • A guarantor check where income does not meet the affordability threshold

Compliance obligations we track


  • Gas safety certificate renewed annually
  • Electrical installation condition report every five years
  • Smoke alarms on every storey; carbon monoxide alarms where a solid fuel appliance is present
  • Energy performance certificate with a rating of at least E
  • Deposit lodged with a government-approved scheme within 30 days
  • The prescribed information given to the tenant

How we handle fees and compliance

What “fully managed” means here


If you take our management line, it covers rent collection and chasing arrears, arranging repairs through our contractor list, routine inspections with a written report, handling the deposit at the end of the tenancy, and serving the notices that a tenancy needs.

It does not cover major works, structural repairs, or legal action – those are instructed and paid for separately, and we will tell you when a problem is outside the scope.

Our landlord fees are set out on the pricing page and confirmed in writing before you instruct us. No fee is charged for a service we have not agreed with you in advance.
