Six lines of work cover everything a rental needs. Some landlords take the whole set; some take only the referencing and the paperwork. You can instruct us for one part of the process without committing to the rest.

Whichever line you take, the sequence is the same: you are told what we will do, what it costs, and when it happens – in writing, before you commit.

We start with what you can actually spend and how far you are willing to travel, because a property that breaks either of those is a wasted viewing. We then narrow by property type, floor level, furnishing and heating, and tell you which of the shortlist is worth your time. You get the comparison in writing, including the rent, the deposit and the term on offer.

We advertise the property with honest photographs and a description a tenant can act on. Before a tenancy starts we verify identity, right to rent, income and previous landlord history, and we confirm the certificates you are required to hold are in date. Once the tenancy is running we collect the rent, chase arrears and inspect the property on a schedule you have agreed.

You are told what will be checked and what to send before you hand anything over. We verify identity and right to rent, check income against the rent, and contact your previous landlord where you have rented before. If income falls short, we explain the guarantor route and what a guarantor needs to provide.

Listing to Lease

The listing is written to match the property – room count, floor, heating, furnishing and term. Once an offer is agreed we confirm the terms in writing, prepare the assured shorthold tenancy, and walk both sides through the clauses that carry consequences. The deposit is lodged with a government-approved scheme within 30 days and the inventory is agreed at handover.

Ongoing Support

Repairs are logged in writing and routed either to the landlord or to our contractor list, depending on your instruction. We schedule inspections, keep a written record of what was found, and raise renewal terms in time for a decision rather than at the last minute. At the end of a tenancy we handle the checkout and the deposit process through the scheme.

Our fees are given to you in writing before you instruct us, and tenant charges are limited to the permitted payments under the Tenant Fees Act 2019. Deposits are held only in government-approved schemes with the prescribed information issued to the tenant. Certificates, agreements, inventories and deposit records are kept together so that any question about a tenancy can be answered from the file.
