Sesimbra Properties is a lettings agency working across West London. We take a rental from the first enquiry through to the day the keys change hands: advertising the property, checking the people who apply for it, preparing the paperwork, and making sure both sides know exactly what they have agreed to.

We work on both sides of the same transaction, which changes how we do things. Because we speak to landlords and tenants every day, we describe a property the way a tenant will read it, and we explain a tenancy the way a landlord needs to understand it. Nothing about the process is left for either side to guess.

Most of what goes wrong in lettings goes wrong in the parts nobody photographs – the referencing, the certificate dates, the deposit paperwork. Those are the parts we spend our time on, and they are the parts a tenant never sees until something has already gone wrong.

Repairs are logged in writing and routed either to the landlord or to our contractor list, depending on your instruction. We schedule inspections, keep a written record of what was found, and raise renewal terms in time for a decision rather than at the last minute.

Our fees are given to you in writing before you instruct us, and tenant charges are limited to the permitted payments under the Tenant Fees Act 2019. Deposits are held only in government-approved schemes, with the prescribed information issued to the tenant.

The kinds of home we let


From a first studio to a family house with a garden. Whatever the type, the listing carries the same facts: rent, deposit, term, floor area and heating.

Studio flats

One room covering living, sleeping and cooking, with a private bathroom. We state the total floor area on every studio listing, because studios vary more than any other type.

One-bedroom flats

The most common let on our books. We state the floor, the heating type and whether the bedroom takes a standard double bed – the three questions applicants ask first.

Let to sharers, couples who work from home, and small families. Where the second bedroom is a single rather than a double, the listing says so plainly.

Family houses, most often in Ealing and Hammersmith. Gardens, parking and the heating type are stated where the landlord has confirmed them.

Modern blocks, some with a lift or secure entry. The listing names the facilities included in the rent; we do not advertise a gym unless it is free to tenants.

For landlords

A landlord’s risk sits in three places


Empty weeks, a tenant who stops paying, and paperwork that misses a legal deadline. Those are the three things our landlord line is built around.

We reduce the first by advertising properly and answering enquiries quickly, the second by referencing before a tenancy starts rather than after it goes wrong, and the third by holding the certificates, the deposit records and the signed agreement in one place.

You are told what we will do, what we will not do, and what it costs before you instruct us. If a property cannot be marketed honestly, we will say so rather than take the instruction and fix it later.

Where you take the management line, it covers rent collection and chasing arrears, repairs through our contractor list, routine inspections with a written report, handling the deposit at the end of the tenancy, and serving the notices a tenancy needs. It does not cover major works, structural repairs or legal action – those are instructed and paid for separately.

Advertising standard

Descriptions state the room count, the floor, the heating type, the furnishing level and the length of term on offer. Photographs are taken in daylight with the property tidied, and we do not use a wide-angle lens to make a room look larger than it is.

Referencing before the tenancy, not after

Identity and right to rent, employment and income verification, previous landlord reference where the applicant has rented before, an affordability assessment against the rent, and a guarantor check where income does not meet the threshold.

Compliance we track for you

Gas safety certificate renewed annually, electrical installation condition report every five years, smoke alarms on every storey, carbon monoxide alarms where a solid fuel appliance is present, an EPC of at least E, and the deposit lodged and prescribed information issued.

For tenants

What you should be told before you pay anything


You should be able to find out what a property costs to move into without asking three times.

Our listings state the rent, the deposit and the length of the term; our fees are given to you in writing before you apply; and we will tell you if you are being asked for something a landlord is not entitled to charge. If a property is not right for you, we will say so rather than push you towards a viewing.

Referencing is not a black box. You are told which documents we need and what each check is for, whether that is identity and right to rent, income against the rent, or a previous landlord reference. Where your income falls short, we explain the guarantor route and what a guarantor has to provide.

Your deposit is lodged with a government-approved tenancy deposit scheme within 30 days of receipt, and you are told which scheme holds it, given the prescribed information, and told how to use the scheme’s free dispute service.

Costs limited by law

Under the Tenant Fees Act 2019 the charges a landlord or agent may make to a tenant are capped. A holding deposit is no more than one week’s rent; a tenancy deposit is no more than five weeks’ rent where the annual rent is under £50,000.

The inventory is checked with you at the start and you should read it before you sign it. Meter readings are taken on the day, and you are shown where the stopcock, the fuse board and the boiler are and how to report a repair.

Ending a tenancy

Notice periods depend on the type of tenancy and who is giving notice. We explain the position for your tenancy in writing, confirm the date in writing, and arrange the checkout and the deposit return through the scheme.

It changes weekly. Send us the property type, the area and your monthly budget and we will tell you what is on the books today, and contact you when something new matches.

How are your fees calculated?

Landlord fees depend on the service line – tenant find, tenant find with referencing, or full management. Tenant charges are limited by law to the permitted payments listed on the pricing page. Both are confirmed in writing before you commit.

What do tenants need to prepare?

Photo identification, proof of address, and evidence of income for the last three months. Previous landlord details if you have rented before, and guarantor details if your income does not meet the affordability threshold.

How is my deposit protected?

It is lodged with a government-approved scheme – TDS, DPS or mydeposits – within 30 days of receipt, and you are given the prescribed information and the scheme’s dispute procedure.
